Areas and quantities from a DWG without AutoCAD

You have the drawing, no licence, and a price due tonight. Reading areas correctly, staying out of the unit trap, and documenting the number.

A take-off does not require you to edit the drawing, only to read it. The job is to get areas, lengths and counts out of a plan without corrupting the number with the wrong unit. It can be done without an AutoCAD licence; what matters is the order you do it in.

Units first, measurements second

A DWG file does not say "metres" or "centimetres" — it stores numbers. The same 4500 is 4.5 metres in one office and 45 metres in another. Before measuring anything, check a known distance: a door opening is usually 800–1000, a stair riser 280–300. If your numbers do not land near those, the drawing is not in millimetres, and every quantity you take will be off by that same factor.

Three ways to read an area

1. The printed area labels

Most architectural plans write the area under the room name: LIVING 21.12 m². This is the fastest route and the least trustworthy: the label is a piece of text and may not have been updated when the plan changed. Verify at least one room by measurement before you accept the rest.

2. Measuring the boundary

For rectangular rooms, measure two sides and multiply. Watch whether you are measuring inside or outside the wall — gross versus net easily reaches 8% on an apartment.

3. Counting layer by layer

Doors, windows and services usually live on their own layers. Switch everything else off and counting becomes something you can do by eye — faster and less error-prone than hunting through a busy plan.

Five things that break a take-off

  • An image instead of a scale. Tools that export a PDF from a screenshot lose the scale, and everyone measuring that sheet afterwards measures wrong.
  • Geometry inside blocks. A furniture or door block looks like a single object; do not count the lines inside it separately.
  • Duplicated lines. A wall drawn twice doubles your length total and nothing on screen shows it.
  • Model space mixed with the sheet. The sheet may be at 1:50 while model space is 1:1; never take numbers from both into the same total.
  • Height. A plan is two-dimensional: a pitched roof or a ramp has more surface than its plan area.

Documenting the number

A take-off is an argument waiting to happen: six months later somebody asks where that 21 m² came from. Keep a scaled PDF of the drawing you measured, with the dimension lines on it. On a scaled PDF the other side can check with a ruler — which is the only thing that makes the number defensible.
